Contents of Our Design / Build Services
Our project delivery system provides a single source of accountability and a single source of responsibility from start to finish. We offer better cost control and allow for an efficient, streamlined construction process for commercial construction projects.
Initial meeting
The project manager will first have an initial in person or virtual meeting with you to dicuss your objectives. In this initial meeting, the project manager will need to know of your goals for the project as well as your budget. The project manager will need to meet with you several more times during the pre-construction process to stay up-to-date on progress and allow for any changes to be made. Much of what will be discussed at these regular meetings will be the result of what our team puts together through the other pre-construction services. The project manager may ask you for permission to also inspect the job site or existing structure to better understand your requirements.
Pre-construction Stage:
During this phase we will review the following,
- Cost estimation
- Project scheduling
- Design decision-making
- Handling of construction materials
- Building permits
- Traffic studies
- LEED Certification process
- Carbon offset program initiatives
- Land purchase
How long does the Pre-Construction stage take?
The length of the pre-construction process will depend on the scope of your project. This phase can take anywhere from two to 12 weeks. While 12 weeks may seem like a long time, it really isn’t when you consider the value the pre-construction stage adds to your project.
How much does the Pre-Construction cost?
Pre-construction costs will depend on the scope of the project, the location, and more, but will usually be somewhere in the range of one to three percent of the project’s total cost.
Pre-construction’s cost is a separate fee from the construction cost, as it comes before a bid for the actual construction is even in place. But as we mentioned above, the potential savings it can provide and the peace of mind make pre-construction an investment in itself.
Project Management: (Execution phase)
- We make sure that all safety standards are respected on site.
- Quality control
- Hold regular meetings with project agents (eg. owners, subcontractors, consultants).
- Cost accounting for your construction project.
- Monitor and coordinate all work on site.
- Find the right people for work.
- Take care of project documentation (eg. Submittals, RFI’s).
- Make construction site visits
- Stay on top of payments.
- Deal with project conflicts.
- Take care of project expenses which by the way can be significantly lower in design-build projects.
- We keep a close eye on project quality in terms of design, feasibility, and complexity.
- Boosting project efficiency and our team coordination.
- Coordinating progress meetings and optimising communication between the numerous project sides.
Post Construction Phase
As soon as the execution phase of the project is done, there are a couple of things that still need to be done. We know that building projects can many times end up being messy. That’s why in the post construction phase we take care of any potential disputes or warranty problems that might emerge.
In short, these are the key areas of concern during the post construction phase:
- Resolving construction disputes.
- Taking care of warranty issues.
- Addressing any type of concerns on site.
- Energy Analysis reporting
